THE m.pire:

Unique steel and glass construction of star architect Murphy Jahn


Located in Munich’s Marcel­Breuer­Straße, the “THE m.pire” ensemble, designed by Chicago-based architect Helmut Jahn, consists of a 23­floor tower as well as two five-floor campus buildings and two seven-floor campus buildings. The seamless glass façade confers a visual and spatial sense of harmonic unity on the four elongated building segments and the tower. THE m.pire comprises about 45,000 m² of floor space and belongs to Bayerische Hausbau.

A flexible floor plan forms the basis for a future-oriented work environment that maximizes efficiency, aesthetics and modern technology, allowing the internal space to be divided into individual offices as well as combination and open-plan offices.

Two of the buildings, the Skyline Tower and Bailey Palace, have been rented to OSRAM since 2012 and serve as the company’s head office. In total, about 1,200 workstations are available in an area of just over 28,000 m². The OSRAM head office meets the standards for a modern workplace, and satisfies all the requirements for sustainable building management. The buildings have been certified with the DGNB Certificate in Gold from the German Sustainable Building Council. Environmental, economic and sociocultural factors were all taken into account for this certification.

With the incorporation of a heat-protection façade and highly efficient energy-saving technology, for example in heat and cold generation or in ventilation and air conditioning engineering, the building fulfills the criteria of the European “Green Building” certificate.

Condair hybrid air humidifiers ensure comfortable air humidity levels with an associated water treatment system.
